Buying documents and checks
Practical checks for documents, deadlines, offers and transfer when buying a house in Rotterdam.
Start with the decision date
Write down the date you need to move, the offer conditions you are considering and the people responsible for each check. This makes missing paperwork visible while there is still time to act.
Before an offer
Keep the listing, property information, energy details, inspection notes, VvE documents and financing figures together. Record each open question and ask who will answer it. The ten-step buying plan links the order from preparation to transfer.
After acceptance
Read the purchase contract carefully, including conditions, dates, deposit or guarantee, penalties and the transfer appointment. The Notaris explanation of the purchase contract describes the contract’s role in a Dutch home purchase. A notary or adviser can explain how a clause applies to your situation.
Before transfer
Confirm the final inspection, payment arrangements, identity requirements, deed appointment and handover record. Keep the cost checklist beside the documents so one-off costs and recurring home costs remain visible.
