# Costs of buying a house in Rotterdam

Build a Rotterdam home-buying budget that includes tax, notary work, financing, inspection, VvE costs and future repairs.

## Build the full purchase budget

Start with the asking price, then list transfer tax, notary work, mortgage advice, valuation, inspection, moving, insurance, energy, service charges and planned improvements. Keep a separate monthly line for the mortgage, energy, insurance, local charges and apartment costs.

## Check the home-specific records

An apartment budget needs the VvE contribution, reserve position, meeting minutes, insurance, planned works and any special contribution. A house needs its own check of roof, façade, windows, heating, insulation, drainage and permits. The building papers can change the cost picture more than a small difference in asking price.

## Read current public guidance

The [Rijksoverheid home-buying checklist](https://www.rijksoverheid.nl/vraag-en-antwoord/huis-kopen/checklist-woning-kopen) covers questions to ask during a purchase. The [Rijksoverheid borrowing-limit page](https://www.rijksoverheid.nl/vraag-en-antwoord/huis-kopen/maximaal-bedrag-lenen-koopwoning) explains that income, debts, interest and other factors affect the amount a lender may offer. Check current rules before you sign or ask a qualified adviser to review your figures.

## Keep the area choice beside the budget

Street character, travel, outdoor space and building condition all affect what a home feels like to live with. Pair this budget with the [Rotterdam city-centre neighbourhood guide](/en/guides/buying-a-house-in-rotterdam-city-centre/) and the [ten-step buying plan](/en/guides/buying-a-house-in-rotterdam-10-steps/) as your shortlist develops.
